Spring Creek Ranch Purchased the Conservation Property

Your Spring Creek Ranch HOA has purchased the 3.7 acres of conservation land along the creek beginning at the corner of Spring Creek Ranch Road and 1630 South and ending at the south property line of the homes on 2100 South.

Terms of the Deal

Purchase price: $12,000 payable in two transactions. One transaction by December 31, 2016 and the balance due by January 31, 2017 Loan: None, the funds were available and approved by the board

Voting and Reasons for the Purchase

A vote wasn’t necessary since we were able to negotiate the purchase price down to a level where a loan would not be necessary. After joint meeting between Pure Now, the board and our attorney, and then private consultation with our attorney it was decided that it would be in the best interest of the community to own the land and maintain it. Here are some of the factors in this decision:
  • Pure Now was willing to drop the price so it was affordable
  • Our insurance coverage is adequate to cover the addition without increasing our premiums
  • Our ROI (Return on Investment) is around 6 months
  • We know how the money collected from home owners is being spent in regards to the property
  • Owning the property appeared more beneficial than any other potential outcome
  • The community at large thought it would be best to own the property (based on the vote had during the October 2016 board meeting)

Now What?

The determination of what to do with the property is under the direction of the Board and will be headed by the Landscaping Chair. The next board meeting is January 10, 2017 7 pm at the Super 8 Motel
